1. Set a realistic market price
Research listings for comparable properties in the same neighbourhood, area, floor, condition and year of construction. Don't anchor on the highest asking prices; anchor on what actually sells.
On EstateMap you see prices directly on the map, which makes location-based comparison easy. When in doubt, get a licensed appraisal, it's also required when the buyer uses a mortgage.
2. Prepare the property and the paperwork
Small repairs, a fresh coat of paint and decluttering pay off many times over. Buyers pay for first impressions.
Gather the title deed, cadastral sketch, tax-valuation certificate and a no-debt certificate in advance. Ready documents build trust and speed up the deal.
3. Write a strong listing
Bright, daytime photos are the single most important element. Add accurate square meters, floor, orientation, layout and location advantages (transport, schools, shops).
Pin the property precisely on the map, buyers search by neighbourhood and proximity to specific points, not just by title.
4. Viewings, negotiation and the deal
Be flexible with viewings and honest about flaws, hidden problems come back as a cancelled sale.
After agreeing on price, a preliminary contract with a 10% deposit is usually signed, and the final transfer happens via a notarial deed. Agree in advance who pays the notary fees and the acquisition tax.
