Core documents
Proof of ownership (notarial deed, sale contract, court decision or other title).
A cadastral sketch of the plot or a scheme of the individual unit from the Geodesy, Cartography and Cadastre Agency.
A tax-valuation certificate from the municipality, mandatory and valid for the current year.
Additional certificates
An encumbrances certificate from the Property Register (confirming no mortgages or seizures).
A marital-status certificate and, where required, declarations under the Tax Procedure Code and the Anti-Money-Laundering Act.
For condominiums, a protocol or certificate confirming no debts to the building.
Tip
Check validity periods, the tax valuation and the encumbrances certificate expire. Prepare them close to the deal date so you don't have to reissue them.
